Rewiring is the job people in Hemel Hempstead search for and then put off, usually because the quotes they have seen do not say what the house actually needs. HP2 New Town houses and HP1 Old Town houses are not the same job. This is the practical version: what I charge, how long it takes, and when a partial rewire is the honest answer.
If you want the booking page rather than the explanation, the Hemel rewire service page is where the fixed-price survey starts, and the contact page is how you book it. Hemel is one of my two bases, with Pinner.
What rewiring costs in Hemel
These are the figures I already quote. I do not have a single price for every house in HP1, HP2 and HP3.
A full rewire for a typical 3-bedroom Hemel New Town house usually starts from around £3,500–£4,500. That range depends on access and on whether the consumer unit is included. Old Town properties can take longer, so they are quoted from the survey rather than from a street average.
A consumer unit on its own, when the wiring can stay, starts from £500. An EICR, if you want the test before you commit to opening walls, starts from £80 for a one-bedroom, £130 for two beds, £180 for three beds and £230 for four beds.
The rewire price is fixed after a free survey. I will not start on a day rate and see where it lands.
New Town, Old Town and Apsley are different jobs
Adeyfield, Bennetts End and Highfield were built quickly after the war. The original wiring was enough for a cooker, a few sockets and the lights. It was not sized for electric showers, home offices and EV chargers. When an EICR starts returning C2s on insulation resistance or damaged sheathing, a partial rewire of the worst circuits is often enough. If the consumer unit is original as well, I usually replace that in the same programme so the walls are not opened twice.
Old Town and the streets off the High Street are slower. Solid brick, lath and plaster, and meter cupboards in awkward places mean more chasing and more making-good. I walk the property with you first and mark where cables have to run, so you can decide whether to decorate afterwards.
Apsley, Boxmoor and the newer HP3 builds rarely need a full rewire. What I see there is usually a kitchen or loft that was never certified, or a garden office that needs a proper sub-main. I will not talk you into a whole-house rewire if a partial job makes the installation safe.
How long you are living with it
A typical 3-bedroom New Town house takes 3–5 days. I work room by room so you are not living on extension leads for a fortnight. Older HP1 houses take longer when the walls are solid. The power is off in the rooms I am working in. I tell you which rooms, and when, before the first day.
I fill and make good as I go. The finish is not a decorator's skim, and most people do a light redecoration after. I will say where the chases will be before we start, not once the plaster is on the floor.
What you get at the end
Every rewire, full or partial, comes with an Electrical Installation Certificate through NAPIT, registration 81930, and building control notification handled for you. You do not contact Dacorum yourself. That certificate is what a solicitor, a letting agent or an insurer asks for if you sell or rent.
The work is to the 18th Edition Wiring Regulations (BS 7671). If the survey shows the consumer unit has to change as part of the rewire, that is in the same quote, not a surprise on day two.
Booking a survey
Call 07405 629 940 or use the contact form. I will look at the board, the loft and a couple of sockets, then send a fixed price. Hemel is a base, so a survey is usually same-day or next-day. If the house is in Pinner (HA5) rather than HP1–HP3, say so when you call — I cover both, and the Pinner houses are a different construction.
